ANIMUS Asset Management
Your neighbourhood is complete. What next?
After completion, ANIMUS Asset Management takes care of letting, modernisation and reporting, and knows the people who live there.

Developers
For developers who want to take their neighbourhood into an economically successful and socially vibrant operating phase.
200+ neighbourhoods since 2014
ANIMUS was founded in 2014 out of Interboden's development practice. With the same question you are asking today: how do we take a new neighbourhood from the first sketch into a healthy, socially vibrant operation? Our answer: from day one, long before the fence comes down.
Interboden, 2014. We did not grow into the industry. We come from it.
Experience from 200+ neighbourhoods since 2014, from Le Flair Düsseldorf (2016) to Haveluferquartier Berlin (2022).
Our platform evolves in close exchange with an active developer under the same roof. Practical knowledge from live projects flows straight in.
Three patterns we see in almost every neighbourhood project.
Sales ends, operations begin. Nobody has a closed plan for the handover. The first residents move in, the service concept lives on a slide deck, the neighbourhood team is not yet in place.
Intercom, parcel box, access, climate sensors. Early-stage decisions taken without a digital master concept. Corrections after go-live are expensive and damaging.
Sales and marketing tools used during the sales phase are rarely the ones the operator later uses. Buyers and tenants experience two different worlds.
Three typical paths. Pick the one that matches your project stage.
Early stage
Before or right after the architecture competition. A half-day workshop to sharpen status quo and target picture together. The basis for all further decisions.
Request the CompassMid-development
You are in planning or construction. We accompany the decisions that would be expensive to correct later. Hardware, service concept, digital setup.
Talk to usBefore first move-in
Your project is finished or almost ready. We set up the neighbourhood app, integrate hardware, train the operator. Go-live in a few weeks.
Plan the go-liveFrom the first sketch to ongoing operations. Four stations where we plug in concretely.
01 · Concept
Neighbourhood Compass as a kick-off, then the advisory modules. A reliable decision base before the building application. Seven modules, bookable individually or as a package.
To Neighbourhood Advisory02 · Build and sales
We plan hardware and systems such as WOWIPORT, NUKI, dormakaba, ista and MyRENZ early. During sales a white-label demo shows your neighbourhood, at first move-in the app goes live. One brand from sales brochure to digital key.
To the Neighbourhood App03 · Ongoing operation
Usage data, reporting and recommendations from day one. The operator takes over a steerable system.
To Neighbourhood Analytics04 · Hold and exit
If you hold the neighbourhood, ANIMUS Asset Management takes care of letting, maintenance and reporting, delivered with our partner Quartea Asset Management.
To Asset ManagementValue and exit
A digitally operated neighbourhood is better to live in and worth more in the end. And that can be proven.
01
Social and environmental metrics straight from live operation. A solid data base for ESG reporting and DGNB-relevant evidence.
02
Satisfied residents stay longer, service revenues support the yield. A neighbourhood that works socially keeps its cash flow more stable.
03
A consistent resident experience and clean operating data are an asset in the sales process. Buyers value a steerable, documented neighbourhood.
